As Staples Construction nears the completion of the Avalon project in Wilmington, California, we are pleased with the transformation of the former supermarket into a modern multi-family housing complex. This adaptive reuse project reflects our team's vision and adaptability, demonstrating our ability to enhance existing structures while preserving their historical elements.
Adaptive Reuse: A Unique Challenge
One of the key aspects of this project was its nature as an adaptive reuse. Repurposing a supermarket dating back to the 50’s into a residential complex came with a series of unique challenges, many of which were discovered during the initial stages of construction. Our team encountered unexpected features, such as an abandoned partial basement and hidden structural elements. These surprises required us to rethink the project’s approach and collaborate closely with the design team to integrate structural reinforcement to ensure the building was safe and code compliant.
As emphasized by several team members involved in the project, the pre-construction phase is critical in adaptive reuse projects. It sets the stage for how challenges will be addressed. In a recent interview with Brian, the Senior Project Director for KFA Architects, he emphasized the necessity and ability to remain flexible and work collaboratively in order to pivot quickly when issues arise, such as the structural redesign needed when the hidden spaces were uncovered.
Blending Old with New
The Avalon project also exemplifies our ability to merge historical integrity with modern design. During my conversation with Brian, he discussed how thoughtful design decisions allowed the project to retain certain elements of the original structure, including the iconic barrel roof of the former supermarket. The roof was partially opened to create a central courtyard, a favorite element among those who worked on the project. This design choice brings natural light into the space and provides residents with a quiet, green area within an urban environment.
Additionally, an adjacent tower was constructed to meet the desired number of units, blending it with the original design elements of the existing structure to maintain a cohesive look. The ability to preserve the building’s historical charm while introducing new, functional spaces is something we are particularly proud of.
